The day starts with reviewing my to-do list, ensuring all tasks are prioritized for maximum efficiency. Catch up on emails and host a daily huddle with the team to align everyone on the goals and how we're going to make our residents happy that day.

10:00 AM
Conduct a thorough property walk to inspect for any issues and ensure everything is in top condition. Meet with my maintenance supervisor to discuss and prioritize maintenance tasks, ensuring prompt resolution of any concerns.

Join interactive and informative training sessions such as property manager onboarding or company-wide calls to stay updated on best practices and company initiatives. These sessions enhance my skills and keep me informed about new developments within Avenue5.

Review property financials meticulously, including pending invoices, delinquency rates, and financial reporting. This ensures the financial health of the property is maintained and any issues are promptly addressed.

Prepare and join important calls, which can vary in topics:

Analyze property performance with the team, covering CRM queue, Kingsley surveys, resident inquiries and concerns, new move-ins, and upcoming resident events. This review helps to maintain high standards of service and address any issues proactively.

End the day by preparing detailed reports and planning tasks for the next day to ensure continuity and smooth operation. This preparation ensures the team and property are well-organized and ready for the following day's challenges.

Began my day meeting with one of our Regional Managers during our bi-weekly call to review upcoming projects and align on all marketing initiatives. We recommended a property add an aerial drone video to the website to highlight the community’s privacy and showcase the adjacent lake. The drone video is now live, making it one of the few websites in the area to feature such a video!

Prepared for a site visit by checking several items: conduct a digital audit of the property website, pull property performance reports to track site traffic, review the property’s reputation scores and feedback, and check for all public reviews and social media posts.

Upon arriving at the property, I check if signage is strategically placed and in good condition and ensure the property is correctly located on GPS maps. I meet with the Property Manager to understand challenges and differentiators to better support the property and the marketing plan. We review any outstanding items on their marketing audit, discuss marketing items such as website accuracy of amenities and photography, social media, repetitive resident feedback, and talk about any training needed for onsite associates. We then tour the property to ensure the tour path flows well by showcasing model units and all amenity spaces. After completing the site visit, I offer any necessary follow-up and support.

1:00 PM | Back to the Home Office
Once back from my site visit, I catch up on any missed emails and check for any creative items that need approval. Our fantastic Studio5 creative team has created three virtually staged photos that I have sent off for team approval!

2:00 PM | Site Visit Recap
After every site visit, I send out a detailed recap and recommendations email highlighting key information discussed and offering suggestions to further support marketing initiatives. During this visit, the property expressed a high volume of leads, which they struggled to manage alongside tours and resident assistance. I recommended implementing an AI chatbot to handle leads, allowing the onsite team to focus on providing excellent customer service. I also recommended using our Avenue5 service, Reputation Repair, to help manage online reviews, host training sessions on effectively requesting reviews, create review collateral, and provide progress and strategy reports.

3:00 PM | Supplier Call and Reputation Management and Social Media Posting Training
Today, my manager Jason and I met with one of our suppliers to discuss Southern California’s trends and exciting new features. Our properties had an amazing summer leasing season, thanks to the additional support our supplier! I then conducted a training for a few new Property Managers, Leasing Managers, and Leasing Associates who just joined an Avenue5 SoCal property. I provided an overview of the platform and how to use it. Properties can schedule content in advance using the calendar feature and respond to all public reviews. We also discussed Avenue5’s KPI of posting 3x per week and provided recommendations for property-specific content, such as amenities, resident events, and nearby restaurants.

4:00 PM | Event Newsletter
I spent the rest of the day working on my monthly event newsletter. I come up with ten event ideas every month for properties to use, including a list of supplies needed and execution tips to ensure seamless events.
